Construction Loans — Built Around Your Build

Construction finance is a different beast to standard home loans. Progress draws, fixed-price contracts, practical completion — we manage the complexity so you can focus on building.

Construction Lending Services

Every build type. Every stage.

Construction loans operate on progress draws — staged payments to your builder as construction milestones are reached. The lender approvals process, valuation approach, and documentation requirements are different to standard purchases. We handle all of it.

🏗️

New Home Construction

Building on land you own or have purchased. We structure the construction facility from the land settlement through to final draw and conversion to standard mortgage.

🏠

House and Land Packages

Buying land and engaging a builder simultaneously. We coordinate both the land purchase loan and the construction facility, often with the same lender for simplicity.

💥

Knockdown-Rebuild

Demolishing an existing property to build new. Valuation is based on the completed build value, and we manage the lender's requirements around demolition and DA approval.

🏘️

Duplex & Multi-Dwelling

Building two or more dwellings on one title. More complex valuations, higher lending thresholds, and different risk assessment — we select the right lender from day one.

🔨

Owner-Builder

Building without a registered builder. Fewer lenders participate, and the requirements are stricter. We know exactly who will lend and what they need.

🔄

Renovation Finance

Major renovations requiring staged funding. Whether via a construction loan or equity release, we model the most efficient funding structure for your scope of works.

Why construction lending is different

Unlike a standard purchase, a construction loan doesn't release all funds at settlement. Lenders advance money in stages — typically slab, frame, lock-up, fit-out, and practical completion — and you only pay interest on the drawn amount during construction. Once the build is complete, the loan converts to a standard principal and interest (or interest-only) facility.

The lender will also require a fixed-price building contract, registered builder, council-approved plans, and a progress valuation from their nominated valuer. Getting the paperwork right upfront avoids costly delays during the build.

We've financed builds ranging from first homes on standard lots to multi-dwelling developments in Sydney and the Central Coast. We know the documentation requirements, the valuation process, and which lenders release draws promptly.
